1. Nice house / won't sell / help
- Usually price or condition of the home are the reasons that your home won’t sell. If you can’t change the condition, you must lower the price.
- Staging the home by a professional Home Stager can also help in the sale. This costs about $350 but is well worth it.
- Pricing your home in line at or below the average market price of other homes in your market area is important and will get more prospective buyers to see your home.
- Checks on your home’s curb appeal. Repaint the front door if necessary.

2. Will a wood burning fireplace increase the value of my home?
- No. It will complement your home’s appeal and first impression, however.
3. Should I recarpet my house before putting it on the market?
a) Always favor putting in the new carpet rather than waiting for a buyer. The first impression of the buyer prospect is that he can move right in. Check this out
4. Large deposit when buying house how does it affect your loan?
- Your loan is affected at the rate of about $7.00 per thousand. Some loans require a certain deposit say like 3% or 10% down. However there are still 100% loans and first time home buyer grants such as that from CHAFA which require only $500 or $1000 down.

- House history free reports are available. Contact your Realtor.
6. Average deposit a buyer should give to seller when buying a house?
- Regardless of what the listing agents require, we first suggest a maximum of $1000 for earnest money.

8. If you made an offer on real estate they accept then you find something wrong before closing can you get your down money back?
- At the Inspection, your Realtor® issues an Inspection Notice where you may cancel the contract with no restrictions. Your Earnest money is returned.
9. What is the lowest temperature to leave house when vacant?
- The best temperature for a vacant house that is not winterized is 60 - 62 degrees.
10. Advice on buying a house in current market?
- The current market is depressed and is probably in t he final stages of a downturn. You can still find the home of your dreams and have many homes to choose from.
b. If you don’t have a home to sell or are a first time homebuyer and have good credit, you are in a great position to make a home purchase.
c. If you have a home to sell, you will then get in the market at the same value as the home you are purchasing i.e.: a purchase for less and a sale for less you equalize both sides of the transaction. Need a realtor click here
11. First time home buyers in process of changing jobs?
- If your new job is in the same line of work as the old job, there is little difference to the lender. Usually all you need is 2 pay stubs from your new employer to certify that you still have a stable income.

13. How often should I have showings when selling my house?
- As often as they can be scheduled. A lost showing is a lost prospect. It is rare that the Buyer’s agent will reschedule a showing which rejected at the first try.
- Make sure that you the owners of the home are not present during the showing. Being present always sabotages the showing and results in the prospective buyers rushing through the home, not really seeing it and not really picturing themselves as the new owners.
14. What can I do to sell my house after it’s been on the market for 3 months?
a. If you have had 12 showings and no contract offer, your price is generally too high. Lower your price to be at or below the average comparable price in your sales area.
b. If you have been having showings, ask for constructive feedback from the buyer’s agent and or the prospective buyers themselves.
c. Check on your curb appeal. Ask your agent for suggestions. Repaint your front door and have the front entryway sparkling clean.
d. Realistically review the condition of your home at the times that there were showings. It should be uncluttered (kitchen counters bare with no more than one appliance on them).
e. Consider hiring a Home Stager. They can redecorate your home for sale with the items that are already there or they can add items. (cost about $350).
f. Eliminate all clutter. Remove all items not essential to your daily living.
g. Rent a storage unit and fill it up with all items and packed boxes you have removed.
h. “You are moving” so pack up all of the items you can and take to storage.
i. Remove all personal items and photos of your family. The buyers must be able to picture themselves as the owners of that home. Pack them up and take to storage.
j. Has your Realtor given your property, good exposure.
15. What does underwriting involve in purchasing a house?
- The underwriting involves this lender’s representative to view the reasonableness of the purchaser as a good prospective candidate to secure the loan and abide by the requirements for repayment of the lender’s investment.
- The underwriter will review the entire file for the loan as presented by the loan broker. Much of this file was offered by the actual prospective borrower.
16. Consumer tips for moving companies?
- Pick one from recommendations of former users.
- Check the Better Business Bureau for ratings and complaints.

18. What happens if I sell my house before I live in for 2 years?
- You will be subject to capital gains taxes.
